Acreage Farm Stay Cottage features a large light-filled open-plan dining and living area with an equipped kitchen. The kitchen and dining areas open out to an outdoor entertaining area so you can enjoy the best of the outdoors both day and night with a glass Mornington Peninsulas finest vino in hand. This is a property to be enjoyed all year round with split system heating and cooling in the living. The Cottage is beautifully designed, and you’ll be in awe as you drive down the tree-lined boulevard, taking in the landscape of both lakes and swans, and the farm animals in their natural country environment. Only minutes to the area's glorious wonders, with access to World Class Golf Courses, national parks, amazing beaches, award-winning wineries and only a short drive to many of Victoria's best restaurants and cafes. We provide plenty of linen and towels for your use, so your holiday begins when you arrive. It is truly a gorgeous space in an ideal location! An experience you’ll never forget. Acreage Farm Stay Cottage is one of three great homes set on this beautiful 90-acre property. This wonderfully renovated home offers so much to ensure your holiday is well deserved. Nestled amidst picturesque farmlands teeming with vibrant wildlife and greenery, this home offers is surrounded by nature's beauty. Please be aware that you may encounter traces of dust, fallen leaves, and other natural elements around the property's exterior. Additionally, the farms boast a dedicated gardener who may tend to the lawns and gardens during your stay. The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.

House Rules

Strictly no schoolies, parties or events. Mature guests only. The property is patrolled by security. If neighbours complain or the police are called this could affect your bond and we reserve the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. There is a dam on the property so children will need supervision. There are also live animals (sheep and alpacas) fenced on the property. Pets are welcome but must remain outside and be cleaned up during the stay. There are animals on the farm and these may roam around at times (sheep/cows). All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday nights. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are allowed at the property however not inside the home. You are responsible for cleaning up after your pets. Any evidence of pets being inside may incur extra cleaning fees. Please note that farm animals do roam around and that the home is not fully fenced. 6. LINEN AND TOWELS All bedding linen and towels are provided for your convenience. For bookings that exceed 14 days, guests will be charged a linen changeover fee as a fresh set of hired linen and/or towels will be delivered. Lost or damaged hired linen may incur costs. For these costs please message us. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking is not permitted in the house. Thank you for abiding by the terms and conditions.
