Nestled on the banks of Kananook Creek, this home offers stunning, uninterrupted water views and across the road from the award-winning Seaford beach, situated on the Creek where you can watch the ducks and wildlife animals in your back yard. Bring your own Canoe and paddle all the way to Frankston beach. Frankston CBD and train station is a short drive away. As you enter the home, you are welcomed into a spacious living area, perfect for unwinding and relaxing in front of the TV. The ground floor also features two well-appointed bedrooms, accommodating up to nine guests. For added convenience, there is a third bathroom / laundry room with a shower, washing machine, ironing facilities, and a separate toilet which are located on this level. Step out onto the charming deck and enjoy your morning coffee overlooking a large grassy yard, ideal for hosting memorable gatherings or enjoying quiet moments of reflection. Relax in this serene natural oasis, with the gentle sounds of the nearby creek providing a calming backdrop. Upstairs, the open-plan living and dining area flows seamlessly onto a sun-drenched wraparound balcony, where you can soak in breathtaking views. At the heart of the home is the stunning, fully renovated kitchen. Whether preparing a casual meal or hosting a gourmet dinner, this space combines luxury with practicality. The upper level also boasts two additional bedrooms, both featuring queen-sized beds. One bedroom includes an ensuite, while the separate bathroom offers a bath and toilet for added convenience. It is located near the front gate and on the ground floor deck. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.
House Rules
Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check-in time is 3 pm, and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is on a residential street. No loud music is to be played after 8 pm on weekdays, including Sundays, and after 10 pm on Friday and Saturday nights. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed at the property. 6. LINEN AND TOWELS Included in the home: doona, doona cover and pillows. What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats. Guests have the choice of: BYO Linen / Towels - Guests bring their own fitted sheets, flat sheets and pillowcases for each bed. Guests also bring their beach, bath and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations. Linen Set Hire - Linen set includes 1x fitted sheet 1x flat sheet and 2x pillowcases. Towel Set Hire – Towel set includes 1x bath towel and 2x tea towels (for only the first towel set ordered). Bathroom Set Hire - Bathroom set includes 1x bathmat and 1x hand towel. Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40. If the stay is longer than 7 days, ask management for any additional pricing. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact with you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint that cannot be resolved locally must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins. Crockery and cutlery must be washed and packed away. The property must be left clean and tidy. Extra cleaning charges may be incurred for cleaning dirty dishes, washing machines, and dishwashers, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking is not permitted in the house. Thank you for abiding by the terms and conditions.
