All three levels have expansive views of the ocean and the house. It is the perfect base for your family or friends gathering, sleeping up to 10 guests—modern and luxury styled for comfortable living with air-conditioning, heating throughout, and a gas fireplace. The home is exquisitely furnished with imported Balinese custom-designed fixtures and furnishings; interior design lovers will appreciate this well-planned home. With floor-to-ceiling windows and many large balconies overlooking an award-winning garden and stunning water views, it is the perfect relaxing escape. You can entertain in the vast, flawlessly designed kitchen and open living and dining areas or sit by the fireplace and take in the views. It is difficult not to be distracted by the stunning water views; however, look closely at the garden, and you’ll see a celebration of diverse coastal plants and organic forms. The curvaceous timber boardwalk that weaves throughout the foliage lets you take in the impressive aspect. A sweeping timber boardwalk weaves a sculptural form throughout the garden, allowing visitors to capture several naturally framed breathtaking ocean views. The curved deck leads down to a viewing platform with stunning views of Port Phillip Bay. With sunshine on the radar, this home is the perfect weekend to wander around some of the most picturesque and character-filled gardens of the Mornington Peninsula, with a beach path at the end of the street. Spaced over a few vast levels, the home has water views from everywhere. Walk into the massive lounge with a fireplace, comfy seating and TV. This level also has one bedroom with a queen bed with a bathroom. A few steps up, you are in the large kitchen with all you need to cook a fantastic meal, a dining table area, and a second lounge. Opening a large balcony, you can BBQ and take in the views. There are downstairs and upstairs options from the open-plan living level. Downstairs, you will find two additional bedrooms, one with 2 x single beds and trundles underneath and another with a luxury queen bed. An extensive bathroom service, laundry with all you need, and an additional TV/sun lounge area. They also have outside access to sit outside the rooms. On the upper level, you’ll find a bedroom with a queen-sized bed and spacious ensuite, extra lounging area and large balcony. There is plenty of room to space out and enjoy this wonderful home! The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.
House Rules
Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. There is external CCTV in place. Rest assured, the system is only monitored in the event of any concerns or issues. Your safety and privacy are of utmost importance to us. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. TERMS AND CONDITIONS All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $2,000 is allocated to the booking. Any damage, loss, or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located in a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed at the property. Please discuss this with management. 6. LINEN AND TOWELS Guests are supplied with fresh linen and towels. Lost or damaged linen/towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, a security patrol car will attend to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. In the case of any problem or complaint, you must inform us at the earliest opportunity, so we have the chance to rectify the situation. Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illness, or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety, and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft, and loss of the property and during your stay. You must notify us of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking is not permitted in the house. 9. GENERAL INFORMATION The home has a Nespresso coffee machine that uses Nespresso pods, please BYO pods. The bench steamer is not able to be used, please. External CCTV is in place. Rest assured, the system is only monitored in the event of any concerns or issues. Your safety and privacy are of the utmost importance to us. Be careful not to put anything hot or spill liquid on the table, kitchen bench, and coffee tables. Do not put anything other than toilet paper in the toilets. If you use the outdoor umbrella, please ensure you pull the shade back down. When driving down the driveway, please drive slowly so you don't scrape underneath your car. Bedroom 1: 1x King Bed (2 guests) - upper level - ensuite with bath Bedroom 2: 1x Queen Bed (2 guests) - middle level & shower, the same level as the kitchen Bedroom 3: 1x Queen Bed (2 guests) - lower level, ensuite Bedroom 4: 2x Single Beds and two trundle beds underneath (4 guests), lower level The trundle beds have linen supplied but are not made up. Guests are supplied with fresh linen and towels. Lost or damaged linen/towels may incur costs. We ask all guests to please clean the BBQ after use, or a $50 fee will be charged.
