Set only paces from the shoreline this three-bedroom home exceeds townhouse expectations with lively entertainment considerations and a relaxed cosy atmosphere. Met with the ambient warmth of a gas log fireplace perfect during winter and split system cooling for the summer months, the ground floor entertainment focus extends to a sleek kitchen and alfresco entertainment area. Upstairs the accommodation zone offers a rejuvenating atmosphere with a simple palette of contrasting tones with a glimpse of Mount Martha. Blending a zoned layout with open-plan living a front-facing lounge preserves privacy beyond tinted windows before introducing the hub of this lovely home. Designed with the summertime entertainer at heart, warm hues cast across a stone-topped kitchen extend through glass sliders atop timber decking. Unveiling space for an outdoor kitchen, living and dining, watch this space come to life as you share a meal with friends and family under the sun. Occupying the first floor, a rejuvenating atmosphere extends beyond the front-facing master bedroom comprising a walk-in robe and ensuite throughout two additional robed bedrooms. A central bathroom, laundry and two W/Cs complete the floorplan. The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.
House Rules
There are security cameras at the home. Locations are in the driveway and in the garage and are not viewed unless there is an issue. Rest assured, the system is only monitored in the event of any concerns or issues. Your safety and privacy are of utmost importance to us. Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. No loud music is to be played after 8 p.m. on weekdays, including Sunday, and after 10 p.m. on Friday and Saturday nights. Disobeying these rules may result in losing your bond and being evicted from the property. 5. PETS Pets are not allowed at the property. 6. LINEN AND TOWELS All linen and towels are supplied for your convenience. Lost or damaged hired linen/towels may incur costs. 7. PROBLEMS OR COMPLAINTS Guests will be contacted at the phone number on the booking request if a complaint is raised. Please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this occurs, guests will be charged $300 + GST. Any complaint that cannot be resolved locally must be notified in writing to management before departure from the property. We recommend that all guests purchase travel insurance since management is not responsible for any injuries, illnesses, or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay overnight at the property. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges, and all rubbish must be put in the rubbish bins provided. Bins are to be left out on the nature strip. Crockery and cutlery must be washed and packed away, and the property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. If you lose them, duplicate keys will be provided at an additional charge of $100. Smoking is not permitted in the house. 9. SPECIFIC INFORMATION There are security cameras at the home.
