Ascend the stairs and step into Lisieux, a charming retreat designed for comfort and relaxation. As you walk down the hallway, you'll be welcomed into the open-plan living, dining, and sitting areas, where the vintage style and functionality blend seamlessly. The living room features a couch and a TV, perfect for unwinding after a day of exploring. With its elegant table, the dining area invites you to enjoy leisurely meals and quality time with loved ones. One of the home's highlights is the private sitting area, offering breathtaking beach sunsets—our absolute favourite spot. Further along the hallway, you’ll find three well-appointed bedrooms accommodating up to six guests. For your convenience, the apartment includes a bathroom with a bathtub and an overhead shower, as well as a washing machine and dryer. The fully equipped kitchen has everything you need, including a microwave, oven and stove, so you can easily prepare meals to enjoy at the elegant dining table. Adjacent to the kitchen, a dedicated sitting area with a study desk and chair provides a quiet workspace for travellers who need to stay connected. Step outside onto the balcony, where you can enjoy alfresco dining with a BBQ, outdoor table, and seating area. Guests also have access to a fully fenced, secure backyard. Enjoy the convenience of having a supermarket nearby and light rail access for a direct route to the CBD. With its charming vintage furnishings, Lisieux offers a luxurious yet cozy home away from home. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

1. ACCEPTANCE AND RESPONSIBILITY: By confirming the booking and paying any required deposit, you agree to these terms and are responsible for ensuring that all guests and visitors comply with them. 2. GUEST OCCUPANCY: Only registered guests may stay overnight. The maximum occupancy shown in the listing must not be exceeded. Unapproved additional guests may result in extra charges or immediate termination of the booking without refund, subject to applicable law. 3. CHECK-IN AND CHECK-OUT: Access and stay information will usually be sent three (3) days before arrival. Check-in and check-out times are stated in the listing and booking confirmation. Guests must depart on time, lock all doors and windows, and follow the leaving checklist. Late check-out fees may apply. 4. SECURITY BOND AND CHARGES: A security bond may apply. Guests must immediately report any damage, breakage or loss. Ready Set Stay may claim reasonable costs arising from damage, loss, excessive cleaning, noise complaints or a breach of these terms. Any remaining bond will generally be released or refunded within seven (7) days after check-out, subject to the payment provider’s processing time. 5. PARTIES AND NOISE: Parties and unauthorised functions are prohibited. Noise must be kept to a minimum, particularly after 8:00 pm Sunday to Thursday and after 10:00 pm Friday and Saturday. A serious or repeated breach may result in security attendance, loss of bond and/or eviction without refund, subject to applicable law. 6. COMPLAINTS AND SECURITY: Guests must not disturb, annoy or endanger neighbours, use fireworks, or use the property for any unlawful purpose. If a complaint is received, we will contact the phone number supplied with the booking. This number must remain current. If we cannot reach you within ten (10) minutes, or the issue continues, security may attend and a $300.00 plus GST call-out fee may be charged. 7. CONCERNS DURING THE STAY: Report any issue promptly during your stay and allow us a reasonable opportunity to resolve it. Refunds, including cleaning fees, will generally not be provided after check-out for an issue that was not reported during the stay. No refund is provided merely because a guest departs early or chooses not to stay. To the extent permitted by law, Ready Set Stay and the owner are not responsible for loss, damage or injury caused by matters outside their reasonable control or for personal items left behind. 8. SCHOOLIES: Schoolies groups must obtain approval before booking. Additional conditions, restrictions and/or a higher bond may apply. Failure to disclose a schoolies booking may result in cancellation without refund, subject to applicable law. 9. SECURITY MONITORING: The property may be subject to security patrols or lawful monitoring disclosed in the listing to help enforce house rules and protect guests, neighbours and the property. 10. VERIFICATION: Bookings are subject to successful guest verification. Guests must provide requested identification and complete all required checks. Failure to do so may result in the booking being declined or cancelled in accordance with the applicable cancellation terms and law. 11. LAWS AND CODES OF CONDUCT: Guests must comply with all applicable laws, council requirements, owners corporation rules and any local short-stay Code of Conduct, including rules relating to noise, parking, waste and behaviour. Breaches may result in charges, bond deductions, penalties or eviction without refund, subject to applicable law. 12. RIGHT TO ENTER AND TERMINATE: Where reasonably necessary for safety, urgent repairs, inspection following a suspected serious breach, or to confirm the property has been vacated, Ready Set Stay and/or the owner may enter the property as permitted by law. A material breach may result in termination and eviction. Any refund or retained amount will be determined under the booking terms and applicable law. 13. RISK AND INDEMNITY: Guests use the property, its contents and recreational facilities, including any pool or spa, at their own risk. To the extent permitted by law, guests indemnify Ready Set Stay and the owner against claims, damage or loss caused by the guest or their invitees. Nothing in these terms excludes rights or guarantees that cannot lawfully be excluded. Travel insurance is strongly recommended. 14. NO PERMANENT RESIDENCE: The property is provided for temporary accommodation only and must not be used as a permanent residence. 15. REPAIRS AND MAINTENANCE: The property is supplied with the furniture, appliances and equipment stated or shown in the listing. Report faults promptly. We will take reasonable steps to arrange troubleshooting, repair or replacement but cannot guarantee immediate restoration where parts, trades or access are unavailable. Refunds or adjustments will be considered where required by applicable law. 16. PETS: Pets are permitted only where stated in the listing or approved in writing. Guests must supervise pets and clean up after them. Unless otherwise approved, pets must remain outside. Evidence of unauthorised indoor pets, damage or mess may result in reasonable cleaning or repair charges. 17. LINEN AND TOWELS: Check the listing to confirm what is included. Where linen hire is optional, request it at least seven (7) days before arrival, specify the beds required and pay the applicable fee. Late requests may not be accommodated. During peak periods, hired linen may be supplied but not placed on beds. Lost or damaged linen may be charged at reasonable replacement cost. 18. POOLS AND SPAS: Use is at guests’ own risk. Children must be actively supervised at all times. No glass is permitted in or around the pool or spa. Gates, covers and access points must be secured when not in use. Guests must follow all displayed safety instructions. 19. ALCOHOL: Alcohol must be consumed responsibly. Disruptive, unsafe or unlawful behaviour may result in security attendance or eviction without refund, subject to applicable law. 20. GUEST RESPONSIBILITIES: a. Leaving: Follow the leaving checklist, remove personal belongings, dispose of rubbish correctly and leave the property reasonably clean and tidy. b. Smoking: Smoking and vaping are prohibited inside. Evidence of indoor smoking or vaping may incur a $350.00 cleaning and deodorising fee, or the reasonable cost incurred if different. c. Furniture: Do not rearrange furniture. Guests are responsible for damage or costs caused by moving it. d. Keys, Remotes and Fobs: Lost keys may incur a $150.00 replacement fee. Lost remotes, fobs or swipes may incur a $250.00 replacement fee. A $100.00 call-out fee may apply if keys are locked inside. Charges may be adjusted to the reasonable cost actually incurred. e. Lost Property: Retrieval is $25.00 plus postage for standard items. Larger or difficult-to-retrieve items may cost more. f. Bins: Use the correct bins and report bins that are already full on arrival. Reasonable excess-waste charges may apply. g. Unforeseen Disruptions: To the extent permitted by law, Ready Set Stay is not responsible for disruptions outside its reasonable control, including building works, facility closures, power outages, lift failures or neighbouring activity.

SECURITY CAMERAS There are external cameras located at the front and rear exit doors. NO PARKING While there is no parking advertised, there is a 4 hour free parking area on Beaconsfield Parade which some guests choose to use, subject to availability. There is also access via a roller door from Ashworth Street. Please note that this access can be difficult to manage, particularly for larger vehicles, and the roller door must be manually lifted. We generally only recommend this option for guests who are confident using manual access and ideally have two people available to assist. As the access can be challenging, we do not advertise it as a standard parking option and cannot guarantee it will be suitable for every guest or vehicle.
