This is your true beachside holiday on the stunning Mornington Peninsula, 600m from the beach, 5 mins drive to shops and restaurants, access to the entire house and guest house. Great for families or a group of friends with WIFI 7 bedroom, 5 bathroom home (inc the guest house) abounds in spaces large enough for a large group also suitable some quiet time. Multiple living areas, sleeps 18 guests with a well equipped landscaped pool.

Perched high, Rye Baby is a luxurious executive home providing lovely views. Warm, luxurious and stylish, and spanning over three levels of wonderful living with the guesthouse on the lower level separate from the main home, this is a spacious home ready to create wonderful memories. Rye Baby allows you to immerse yourself in a beautiful location where coastal living perfectly collides with Australian charm. Whether you’re looking for a relaxing beach getaway to soak up the sun or chill out amongst the rolling hills of vineyards in the exquisite Mornington Peninsula hinterland sipping on the region’s finest Pinot Noir, there is something for everyone. The open plan gourmet kitchen has all your cooking essentials and will have you cooking up a storm like Curtis Stone or Jamie Oliver. With ample refrigeration, there is plenty of space to store artisan food produced by locals that you can pick up at the many local markets, or along the “Wine Food Farmgate Trail” in the Mornington Peninsula hinterland. Don’t forget to pick up an award-winning bottle of Pinot Noir for which the Mornington Peninsula region is famous, or perhaps a bottle of Pinot Gris or Pinot Grigio – two of the newer varietals in the region. Amidst tropical landscaping, enjoy your morning coffee on the private side deck, or soak up the warm morning rays of sun on one of the sun lounges on the entertainment deck - the choice is yours. Stay at Rye Baby, there's plenty of space for everyone to escape and find their little piece of paradise in the home, both inside and out. You will think you could be in a tropical location when you relax with a solar heated swimming pool (Note - the temperature of pool cannot be guaranteed - it is subject to the amount of sunlight). The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.
House Rules
Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. Required to bring your own towels unless prearranged. There are security cameras at the home. Locations of these cameras are garage, front left of main house, right side of entrance, right side of entrance facing shed, back of house facing backyard, back left corner capturing blind side of house and the left side front capturing blind side of house. Rest assured, the system is only monitored in the event of any concerns or issues. Your safety and privacy are of utmost importance to us All guests must abide by the terms and conditions below: TERMS AND CONDITIONS 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $2,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located in a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed at this property. 6. LINEN AND TOWELS Linen is provided for your stay. What to bring: beach towels, bath towels, tea towels and hand towels. Guests have the choice of hiring the following: Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set). Delivery Fee - If any items are hired, there will be a one-off delivery / set-up fee of $40. If the stay is longer than 7 days, ask management for any additional pricing. For towel hire, advise Ready Set Stay with 48 hours notice as last minute requests may not be possible. Lost or damaged hired linen / towels may incur costs. Ready Set Stay will assume no towel sets are requested for hire unless advised. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged up to $300. Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property and during your stay. You must notify us of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. BINS ARE TO BE LEFT OUT ON THE NATURE STRIP. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking is not permitted in the house. GENERAL INFORMATION Guests do not have access to the garage or shed. There are security cameras at the home.
